Property Management - JFA provide a residential Property Management Service in prime central London locations for home owners living abroad and property purchased for investment by UK residents or international clients. JFA is focused on providing an efficient and comprehensive property management service dedicated to providing a high quality service to their Clients.
JFA ensures that good long term relationships are formed with the Tenant in order that the Landlords investment continues to be well maintained. JFA acts as the lynchpin between the Landlord of the property and the tenant
Lettings – Whilst JFA is not an estate agent we are constantly aware that Tenants, especially in the current market, are very cost conscious and looking for a bargain and Landlords need to be aware of the importance of marketing their property at a realistic rent. It is equally important to attract suitable applicants who can supply all the necessary references to support their application. We obtain rental comparables, speak to agents within the locale of your property, suggest suitable agents to market the property and negotiate the best possible terms on the Landlords behalf. JFA liaise directly with the Agent and oversee the whole process ensuring a smooth transition from marketing to checking the Tenant into the property.
Tenancy Administration – For those Landlords that prefer to manage their properties themselves but struggle with the Tenancy Agreement and renewal processes, JFA can provide a tenancy administration service to suit you; advising on current and new legislations and obligations under the Housing Act. We provide all the relevant documentation to ensure a smooth and efficient transition with your tenant.
Deposit Return Services - It is usual for a Tenant to provide a tenancy deposit to be held during the term of the tenancy. This is held against the performance of obligations and responsibilities under the tenancy agreement.
Disputes between Landlord and Tenant are all too frequent. New deposit legislation introduced in 2006 incorporates an arbitration service for all Assured Shorthold tenancies however, it is normally at the end of a Common Law tenancy when agreeing dilapidations and damages that the services of an Independent Deposit Return Consultant can become invaluable.
